What Sattva City actually is
Sattva City is a residential township on International Airport Road (NH 44) near Chikkajala-Doddajala in Devanahalli, North Bangalore. The project spans 50 acres, with 84 percent of that land — roughly 42 acres — preserved as open space: parks, a Miyawaki forest, an urban boardwalk, a lake with viewing decks, jogging and cycle tracks. Thirteen towers ranging from 16 to 21 floors contain around 3,460 homes across 2 BHK to 4 BHK configurations plus penthouses.
It is in the new-launch stage as of early 2026. RERA registration (PRM/KA/RERA/1251/446/AG/210225/002303) is in place, verified at the Karnataka RERA portal. BDA approval is also received. Possession is expected from December 2029.
The 15-minute city idea
The project is designed around the 15-minute city concept: every daily need within a 15-minute walk or bicycle ride. No car required for routine errands. Inside the campus: a retail spine, medical centre, pharmacy, ATM, crèche, pet clinic, and concierge. Whether this actually reduces car dependence long-term depends on how well the campus is managed. But designing for it from the start is meaningfully different from adding a convenience store in the basement and calling it a community.
Sattva Forest Ridge does not claim to be a self-contained township. It is 407 apartments in a location where the surrounding neighbourhood on Kanakapura Road already provides all of that — schools, clinics, restaurants, supermarkets — within 5 km. Different model, different buyer type.
Amenities: four clubhouses and 250+ facilities
Four separate clubhouses. The main one includes a temperature-controlled indoor pool, a 440 sq. mt. gymnasium, squash court with viewing gallery, pickleball and badminton courts, spa with sauna and steam, yoga deck, cafe lounge, banquet hall, AV room, crèche, medical centre, pharmacy, and ATM. At township scale, that count is credible — enough land and households to justify it. The honest caveat: each amenity is shared across a much larger pool of residents. The per-household experience of a shared facility at 3,000+ units is different from Forest Ridge's 407 apartments. That is not a quality criticism of Sattva City — it is a difference in the type of community experience.
Location: North Bangalore, not South
This is the clearest practical difference. Forest Ridge is in JP Nagar 9th Phase (Anjanapura), in South Bangalore on the Kanakapura Road corridor. For buyers commuting south — Kanakapura Road, Bannerghatta Road, Electronic City, Sarjapur — Forest Ridge is on the route. That daily commute cost is real. Sattva City from Devanahalli to Electronic City is a 45–55 minute drive. That is a meaningful daily penalty.
For buyers anchored in North Bangalore — Manyata, Hebbal, the CBD — or who travel frequently, Sattva City's airport proximity is genuinely practical. For investors, the Devanahalli corridor's long-term infrastructure play (airport expansion, proposed Aerospace SEZ, KIAB road improvements) has a reasonable multi-year thesis.

Sattva consistently registers under RERA before launch, not after. That applies to Sattva City (registration filed February 2025) and to Sattva Forest Ridge. It removes one significant risk category from both projects.
How to decide between the two
Three questions settle this: where you need to be, what community scale suits you, and what your timeline looks like.
If your anchor is South Bangalore, you want a quieter, greener community closer to existing city infrastructure, and a 407-home scale feels right — Forest Ridge is the clearer fit. Four acres, Kanakapura Road address, December 2029 possession.
